MINUTES of the Residents’ Association Last Meeting:
May 2026
Called to order at 3:04 with 44 members attending.Executive Committee was introduced, Karen Wandvik, President, Peggy Cooper, Vice President, Marcia Bates, Secretary.
Minutes read and approved.
Karen reminded everyone to not shout out or interrupt when someone is speaking, and please put phones on silence.
Another death was reported: Trish Barnes on Mothers Day. the family has not announced any service .
Unfinished Business: After hours maintenance issues are not as smooth as management thinks. Hours of 11pm to 7am, the caregivers and medtechs cover the front desk.
Entry doors. Management states 14 adjustments made, 3 residents declined adjustment. Number of residents who have asked for adjustment and not done..No number available. A reminder to follow up if a request has been made and not done after one week.
Dining Room: Meal Suites is out with E Menu choices being reviewed by management. Explanation of POS was given. New Server Lead-Mel-ee, Tony is lead for breakfast. Restaurant Managers handbook is being reviewed by Jared. Sun through windows is still being considered by ownership and management, while looking for capital improvements. Dining room Congestion: Design team declined further review,citing perceived as segregation. Suggested everyone be kind and polite to each other.
Question: is this an issue ? raise hands. An issue-10 hands raised, non issue-11 hands raised. Asked for suggestions: move tables to window wall. requested residents bring ideas/diagrams to next meeting.

Elevator doors are adjusted to maximum open time, according to Otis. Solutions recommended: use the hold button, don't stand in door to talk, stand back to let people off first, and label buttons.
Air conditioning filter replacement, we need to request this be done. Suggested this should be done automatically twice a year.
Question: how do we know if it has been done? Answer: we don't.
Window cleaning: asked Art two times,he answered he is getting proposals. Question: will we be informed before the job is done? Answer, yes.
Carpet cleaning: once per year is free, additional, approximately $65,00 each time after the first one. Resident must put in a work order. Shirley stated, Art came and cleaned carpet without a request.
We can request to have the emergency systems and pendant checked to see if they are working properly. Med techs, caregivers can check the pendants. Statement made, it should be regularly scheduled, and staff should leave a note stating: I was here and did X.
Regarding an espresso machine in lobby: getting proposals.
Welcoming Committee:
Joan has resigned as chairperson, no current member wants to be chair, so the committee is out of service until someone commits. if you are interested, please contact a current member.
Food Committee:
All former members have resigned and Joan Jensen and Bette Hankins have expressed an interest. Announcement made if others interested, please be prepared to commit time, ideas and suggestions, not just complaints. Four announced interest. the committee is now comprised of: Joan Jensen, Bette Hankins, Bob Mason, Glenn Reifschnieder,Laverne Watkins, and Toni McElroy. They will meet and choose a chairperson.
Coming next month:
Karen will give sources to contact outside of in house management.
Statement made
Jeff, Tessa and other staff can be invited to meetings. Toni stated that at Ivy Park the ED came to meetings.
Cynthia expressed concern over melamine dishes.

Final Issue:
Thefts.Jeff has said every report is taken seriously and investigated. Report all incidences with details to front desk/Jeff.

Resident Association Meeting 4/21/2026
Meeting called to order at 3;01 pm with 46 residents attending, officers presiding were Karen Wandvik, President, and Peggy Cooper, Vice President, also sitting in for Marcia Bates, Secretary who is still on medical absence.
Minutes for March meeting read and approved.
Karen reported there have 2 deaths recently: Patricia Larsen, and Dorothy
Schmitt.
Dorothy's son wants to have an informal event at Bellara. Information will be forthcoming.
Residents were reminded to turn off phones or put on airplane mode and please do not interrupt speakers.
Unfinished Business: reminded residents of the new after hours maintenance needs, and asked if anyone has had a problem in the past month. No response on maintenance, but several residents complained about people coming into apartment unannounced and uninvited late in the evening. Other residents commented on the slow response or no response when using the call button or pendant. Also no answer when calling the front desk. Roger stated when his wife fell they pushed pendant and pulled the help cord. It took 30 inutes for someone to come. They reported incident to Jeff.
Karen emphasized please report all such incidences to Jeff in writing .
A suggestion to call Ombudsman was made.
Joan reported she had great difficulty leaving the facility after 5 pm because the person at front desk did not know how to open the doors or raise the garage gate.
Karen reported on the Resident Survey that will be coming soon, urging all residents to answer the survey and be forthcoming. It will be electronic so if you need help ask Roz at front desk.
Door closer adjustments: How many have requested the adjustment? 9 hands raised. How many have been completed? 2 hands raised. If resident has a POA, that person willl be contacted by Bellara.
E Menu : no update from Jeff.
Design issues: still need improvements.Jeff has stated that he and Roz read all comments left in comment boxes, one at front desk and one at counter entering the dining room. Please leave your comments and concerns in one of the boxes.
Regarding the Resident Association suggestion box on the wall in Activity Room: Please put your name and apartment number on the suggestion, so we can respond directly to you.
Regarding the sun in lobby and dining room: Jeff's response is the design team is working on it.
A Treasurer is still needed: Karen explained if we do not have a treasurer, we will not be able to do the employee disbursement at Christmas. E mail your information to Peggy Cooper.
Committee updates:
Welcoming Committee: Joan first spoke about an allergic reaction to a spray used around the dining room and asked if others have had a similar reaction. 12 residents raised hands.
Joan announced the resident of the month, Lara and presented her with a cup.
There are new members on the committee. Vincent, Nasci and Harriet, as well as former members Lorna and Billie.
Some residents who cook their own meals are forming a group to exchange recipes.
There is also a new men's group forming, the Mens Travel Talk Club, to meet and discuss their travels.
The talent show is coming, let Joan know if you wish to participate and what you will be doing. There are several already signed up and all avenues are encouraged,voice, instrumental,poetry readings, dance, etc.
Safety Committee: Guy not available
Food Committee: Dorie resigned from committee, and no report made.
Karen reminded all to check the new resident list and notify her if there are any corrections or additions.
NEW BUSINESS:
Dan reported 3 men came to his apartment a couple months ago, in the evening, unannounced and uninvited and he didn't understand what they wanted.
Jennifer asked if fobs recorded activity. answered, they do not.
Nasci said things have been stolen or missing.
Karen D asked how the pendant works, Shirley asked is the pendant useful? It was indicated it is not a locator device, just shows residents name and apartment number.
Harriet asked about security. Karen noted that there are cameras on floors 1 and 2, but not on 3,4,and 5, and Bellara takes no responsibility for thefts, but the incident should be reported to Jeff immediately.
Dan thought the tacos were too spicy.

February 17, 2026. Residents’ Association Meeting Minutes
Marcia Bates, Secretary, taking minutes; Karen Wandvik, President, Peggy Cooper, Vice President.
35 attendees. Quorum met.
Approved the minutes from January 2026.
Peggy, subbing for Karen (who has just returned from overseas) gives news of various issues:
Doors. Jeff has finally agreed to adjust hard-to-open doors to our apartments after the Fire Marshall called him saying it was OK to reduce the pressure of doors. Will adjust the doors in batches. Has gotten an estimate from vendor for doing it. We will let you know when we learn more.
Batteries. Art is replacing all the batteries in the building. We’ve made it clear that it is unacceptable to leave batteries chirping overnight before replacement.
Marcia presents on food. Restaurant Manager’s Handbook chapter titles shown to Jeff—she reads several key chapter titles to show the operational improvements needed in the dining service. Jeff and Roz have mainly focused on hiring more servers, not on the underlying lacks in the organization and operation of the food service. We argue that it is the latter that most needs attention.
Other issues: Glen: Still problems of elevators. People getting jammed. Report them to Jeff. Use cards at concierge desk to get email address of staff.
Toni: Displays re Back History Month have been taken down. Charlie should be contacted.
Committees:
Joan, Welcoming Committee.
28 new residents this month. Total is 116 now; doesn’t include Generations. The latter is full now. She would welcome more new members in welcome committee.

Joan gives plants to the three association officers as Residents of the Month, to thank them for their efforts.
Guy: Facilities Committee.
Let him know if staff have come to apt without warning.
Ask Karen for updated list of names, apt numbers, and email.
Food Committee: Dorie. The committee is now going to concentrate on nutrition.
It is going to ask who actually plans meals and menus. Nutritionist involved?
How are dietary restrictions handled, like peanut allergies?
Do people want sauces on the side?
